This multi-family mixed-use development is located in the Strawberry Mansion section of North Philadelphia.  The project incorporates 44 prefabricated modular box units fabricated in Pennsylvania.  The project is composed of 5 townhome buildings to the north, and a 24-unit apartment building unit to the south.  The apartment building sits above a grade-level retail space podium.  Facade windows punches stitch together the townhomes and apartment building into a single screen pattern.  A vertical slip is incorporated at the meeting point to indicate the shift in program and massing.  Glazed red brick stoops and entry porticos accent entry points and take their cues from traditional red brick rowhomes of Philadelphia.  Between the east and west apartment masses, a resident courtyard space is crafted as an outdoor amenity space
